Terms and Conditions
1. Booking and Payment
- Minimum Stay: 3 nights minimum stay required for all bookings.
- Payment: Full payment is required at the time of booking via Stripe secure payment processing.
- Security Deposit: A £500 security deposit will be pre-authorized on your payment card and released after checkout, provided there are no damages or additional charges.
- Confirmation: Booking confirmation and check-in instructions will be sent via email within 24 hours of payment.
2. Check-in and Check-out
- Check-in Time: 5:00 PM onwards
- Check-out Time: 11:00 AM
- Early/Late Arrangements: Early check-in or late check-out may be available upon request and subject to availability (additional charges may apply).
- Key Collection: Self-check-in instructions will be provided via email. Lost keys will incur a £50 replacement fee.
- Identity Verification: For safety, the identity of the lead booker must be verified before arrival, either in person or digitally. A valid government-issued photo ID matching the name on the booking card (payment method) is required prior to check-in. By booking, you agree to this requirement. Failure to provide matching identification may result in cancellation of the booking.
3. Cancellation Policy
- Free Cancellation: Full refund if cancelled 14 days or more before arrival date.
- Late Cancellation: Cancellations made less than 14 days before arrival are 50% refundable. Cancellations made less than 48h before arrival are non-refundable.
- No-Show: No refund will be provided for no-shows.
- Force Majeure: In exceptional circumstances (natural disasters, government restrictions), cancellations will be reviewed on a case-by-case basis.
4. Property Rules and Conduct
- Maximum Occupancy: Maximum 6 guests. No additional guests allowed without prior approval. Bookings are permitted for guests aged 18 and over only.
- No Smoking: The property is strictly non-smoking. Smoking inside will result in a £200 cleaning fee.
- No Parties or Events: Strictly no parties or events of any kind are permitted. Quiet hours are 10 PM - 8 AM.
- Small Gatherings & Filming: Hosting small gatherings or any filming/photography for commercial or social media purposes requires prior approval in writing. Please contact us in advance to discuss your request.
- No Pets: Pets are not permitted under any circumstances.
- Prohibited Items: Illegal substances, hazardous materials, and weapons are strictly prohibited on the property.
- Respect for Neighbors: Please be considerate of neighbors and keep noise to a minimum, especially during evening hours.
- Children’s Safety: Parents and guardians must supervise children at all times, especially in spa and outdoor areas.
5. Spa Facilities
- Private Use: The hot tub and sauna are for exclusive use of registered guests only.
- Safety: Use of spa facilities is at your own risk. Children must be supervised at all times.
- Health Conditions: Guests with heart conditions, pregnancy, or other health concerns should consult a doctor before using spa facilities.
- Operating Hours: Spa facilities are available 24/7 but please be mindful of noise levels after 10 PM.
- Maintenance: Report any issues with spa equipment immediately. Do not attempt repairs yourself.
- Water Quality: The hot tub water is fully replaced before each new guest stay by a professional cleaner to ensure the highest standards of cleanliness and hygiene. Should the water become contaminated during your stay, an additional water change can be arranged upon request for a fee of £150, performed by a member of our cleaning team.
6. Damages and Cleaning
- Property Care: Guests are responsible for treating the property with care and respect.
- Damage Charges: Any damages beyond normal wear and tear will be charged to the security deposit or payment card. Adults are fully responsible for any damage caused by children during the stay.
- Cleaning Fee: The property should be left in a reasonably clean condition. Excessive cleaning will incur additional charges.
- Missing Items: Replacement costs for missing property will be charged at retail value.
7. Parking
- Availability: One free on-street parking space available upon request.
- Booking Required: Parking must be requested at time of booking.
- Responsibility: Parking is at your own risk. We are not responsible for damage, theft, or parking fines.
- Permit: Temporary parking permits will be provided where required.
8. Liability and Insurance
- Personal Belongings: We are not responsible for loss, theft, or damage to personal belongings.
- Personal Injury: Guests stay at their own risk. We recommend travel insurance.
- Property Insurance: The property is fully insured, but guests are liable for damages caused by negligence.
- Access & Entry: The owner or authorized personnel may access the property for maintenance or emergencies, with reasonable notice provided to guests whenever possible.
- Force Majeure: We are not liable for circumstances beyond our control (weather, power outages, government restrictions, pandemics, etc.).
9. Privacy and Data Protection
- Data Use: Personal information is used solely for booking and communication purposes.
- Data Security: We implement appropriate security measures to protect your personal data.
- Third Parties: We do not share personal information with third parties except as required for booking processing.
- GDPR Compliance: We comply with UK GDPR regulations regarding data protection. Guests have the right to request access to, correction of, or deletion of their personal data at any time. Data is retained only as long as necessary for booking and legal purposes.
- CCTV: CCTV is in operation in external areas for safety and security only, specifically at the entrance, garden, and side of the house. There is no CCTV inside the property.
10. Contact and Disputes

- Dispute Resolution: Any disputes will be handled in accordance with UK law.
- Governing Law: These terms are governed by the laws of England and Wales.
11. Changes to Terms
- Updates: These terms may be updated from time to time. Current version applies to all bookings.
- Notification: Significant changes will be communicated via email where possible.
- Acceptance: Continued use of our booking system constitutes acceptance of updated terms.
